Preparation is Key

Before submitting a file, the following should be in place:

    •    Executed Contract- All parties have signed. All addenda are included. Dates are clearly defined and legible.

    •    Client and Vendor Information- Full names, phone numbers, and email addresses for buyers and sellers, along with lender and title company contact details.

    •    Required Disclosures- Property disclosures, lead-based paint disclosure (if applicable), HOA documents, and any additional required forms.

    •    Contract Deadlines- Earnest money, inspection period, financing contingency, appraisal, and closing date must be clearly identified.

    •    Commission Structure- Commission details, including any referral agreements or brokerage instructions.

    •    Buyer Pre-Approval- A valid pre-approval letter with a lender who is responsive and already involved in the transaction.

    •    Communication Direction- Clear instruction on how updates should be handled and the level of involvement expected.

    •    Relevant Notes- Any known issues, tight timelines, or factors that may impact the transaction.
